What The Springs Actually Looks Like
The Springs is one of those communities that feels like it was built for people who had enough of Dubai's tower life. It's a gated, low-rise villa and townhouse development tucked inside the larger Emirates Living masterplan, developed by Emaar back in the early 2000s. There are 15 sub-communities here — Springs 1 through Springs 15 — each one wrapped around its own lake, with tree-lined streets, pocket parks, and communal pools that give the whole place a suburban feel you don't get in many parts of Dubai.
The homes are a mix of 2, 3 and 4-bedroom townhouses and villas, most with private gardens, covered parking for one or two cars, and balconies that look out over landscaped green space or water. Springs 11, 14 and 15 tend to be the most sought-after because of their position near the Springs Souk and the bigger lakes. Springs 8 has a 24-hour dog park that's become a bit of a local landmark. And Masjid Wahid in Springs 7 — that sandy-coloured mosque — is probably the most recognisable building in the whole community.
Location-wise, you're sitting between Sheikh Zayed Road (E11) and Al Khail Road (E44), which means Dubai Marina is about 10-15 minutes away, Downtown Dubai is roughly 25 minutes, and Mall of the Emirates is around 18 minutes. The nearest metro is Sobha Realty Station on the Red Line, about an 8-minute drive. There's no metro inside the community itself, and the feeder bus (F31) only gets you so far, so almost everyone here drives.
Because these homes are now 20-plus years old, the repair calls we get in The Springs follow a clear pattern. AC units that have been running hard through two decades of summers. Kitchen appliances that were installed when the place was built and are now giving up. Plumbing systems that have settled and shifted. Electrical panels that weren't designed for the number of devices a modern family plugs in. And because it's a family-heavy area, we see a lot of wear and tear — scuffed walls, broken locks, damaged curtains, and garden gates that need welding. On top of the home work, Springs residents travel a fair bit, which means luggage, watches, and bags that need fixing at our Al Karama workshop.

We Come To You — On-Site Home Service in The Springs
Anything fixed to your wall, floor, ceiling, or garden gets handled where it sits. A technician turns up at your Springs villa or townhouse with the tools and parts already in the van — you don't pack anything up, you don't leave the house. We split this work into two lanes: maintenance (upkeep, installation, prevention) and repairing (something is broken and needs fixing now).
Home Maintenance
Routine and preventive work that keeps a Springs home running the way it should — done on a schedule, not just when something fails. Given the age of these properties, maintenance here is more about catching problems before they turn into emergencies.
AC Servicing & Duct Cleaning
Filter cleaning, gas checks, and duct inspection before the summer load hits — Springs homes that skip this end up calling us for emergency repairs in July. These units have been cooling the same villas for over 20 years; they need looking after properly.
Painting & Wall Touch-Ups
Full repaint or a few scuffed walls after a tenant moves out — either way we match the existing colour before we start. Exterior painting is common here too, given the sun exposure on these older facades.
Curtains, Window Film & Marble Polishing
Curtain rail installation, privacy or solar window film for glass-heavy villa facades, and marble floor polishing to keep living areas looking fresh. Many Springs homes still have the original marble that benefits from a proper polish every few years.
Gypsum Ceiling & Carpentry Fit-Outs
False ceiling installation, wooden partitions, wardrobe fit-outs, and garden pergola work — the kind of jobs done once and meant to last. We also handle kitchen cabinet repairs, which come up a lot in these older Emaar builds.
All 20 Home Maintenance Services We Cover in The Springs
Repairing
Something's already broken — a leak, a trip, a unit that won't cool. This is reactive work, usually booked same-day. In The Springs, the age of the properties means we see a higher rate of ageing-system failures than in newer communities.
Plumbing & Water Leak Repair
Ceiling leaks from the unit above, pipe leaks behind the wall, shower and toilet leaks, water tank issues, blocked drains — leak-tracing in these older Emaar builds is a specific skill and it's most of our Springs plumbing calls. Garden irrigation leaks are common too.
Electrical Repair
Dead sockets, flickering lights, a breaker that keeps tripping. We trace the fault in the wiring rather than just swapping parts and hoping it holds. Many Springs homes still have their original electrical panels that weren't built for modern power loads.
AC Repair
Weak cooling, noisy units, gas top-ups, compressor issues — our single most requested repair in The Springs, especially May through September. These systems have been running for two decades; breakdowns are inevitable without proper care.
Electronics Repair
Washing machines, dryers, microwaves, dishwashers and other large appliances get fixed right in your unit. Smaller electronics — laptops, tablets, and cellphones — usually go to our Al Karama workshop instead, along with our most-repaired small appliances: hair straighteners, hair dryers, coffee machines, steam irons, vacuum cleaners, and dehumidifiers.
Locksmith & Door Repair
Lock replacement, lock repair, emergency lockouts, and automatic or garage door maintenance for villas and townhouses. With multiple entry points and garden gates, Springs homes have more locks than the average apartment — and they all wear out eventually.
Masonry, Tiling & Glazier Work
Cracked tiles, marble installation, glass table tops, UPVC door repairs — the structural and glass-related jobs that come up in older properties. Patio and garden path repairs are common here given the outdoor lifestyle.

Frequently Asked Questions — The Springs
Do you come to my home in The Springs?
Yes — plumbing, electrical, AC, carpentry, handyman work, painting, all of it happens right in your villa or townhouse. A call-out charge applies every time, and we'll confirm it before we head over.
Which services need the item to be brought to Al Karama?
Anything small and portable — bags, luggage, watches, jewellery, statues, strollers, bicycles, and electronics like laptops, headphones, speakers, and hair straighteners. That work happens on a workbench at Shop G16, Karama Gold Building, not in your living room.
Do you collect and deliver? Is it free?
We do collect and deliver from The Springs, but it's a paid run, not a free one. We pick the item up, take it to our Al Karama workshop, fix it, and bring it back.
Is inspection free?
Only if you bring the item to Al Karama yourself. Home visits and pick-ups both carry a charge — inspection isn't free in those cases.
How long does a repair take?
Home visits in The Springs are usually wrapped up the same day. Workshop jobs depend on the item — we'll give you a timeframe once we've had a look at it.
What's the difference between maintenance and repair?
Maintenance is upkeep — AC servicing, painting, curtain or window film installation — booked before something breaks. Repair is reactive — a leak, a trip, a unit that's stopped cooling — and usually needs a same-day visit.
