Eviction locksmith changing a door lock after a tenant vacates in Dubai

When a tenancy ends through eviction, the single most important thing a landlord can do on handover day is secure the property. Once a tenant legally vacates, the locks should be changed straight away so the previous occupant — or anyone who still holds a copy of the key — can’t get back in. Dubai Repairs provides a fast, discreet eviction locksmith service across Dubai: we change locks, re-key cylinders, and re-secure every entry point so you can take back full control of your property with confidence.

We work only after the proper legal process has been completed, and we keep the visit professional and low-key. Below we explain how eviction works in Dubai, exactly what we do on the day, the lock options available, and realistic starting prices so you know what to expect before you call.

How eviction actually works in Dubai

Eviction in Dubai is a regulated legal process — a landlord cannot simply change the locks or remove a tenant without going through the correct channels. The process is overseen by the Rental Disputes Settlement Centre (RDC), which operates under the Dubai Land Department. In broad terms it works like this:

  1. Serve legal notice. The landlord must give the tenant written notice (commonly 12 months for reasons such as the owner wanting to sell or move in), delivered through a notary public or registered mail, stating the grounds for eviction.
  2. File a case with the RDC. If the tenant does not vacate, the landlord files a claim at the Rental Disputes Centre with the tenancy contract, Ejari registration, title deed, passport/Emirates ID copies and the served notice.
  3. Receive the judgment. The RDC reviews the case and, if it rules in the landlord’s favour, issues an eviction order with a date by which the tenant must leave.
  4. Enforcement and handover. Once the tenant vacates (voluntarily or through enforcement), the property is handed back to the owner. This is the point at which the locks should be changed immediately.
Important: Dubai Repairs only changes locks once the eviction has been legally completed and the tenant has vacated. We do not assist with forced entry while a tenant is still in lawful occupation. Securing a property at the correct stage protects you from disputes and keeps everything within the law.

What our eviction locksmith does on the day

Our goal is simple: get your property fully secure in a single visit. A typical eviction lock-change appointment includes:

Change all external locks

We replace the cylinders or full lock units on every door the previous tenant could access — main entrance, back door, and any secondary entries.

Re-key or replace

Where the existing hardware is good quality, we can simply re-key it so old keys stop working — often cheaper than a full replacement.

Secure weak points

We check sliding doors, balcony doors, storerooms and mailbox locks, and flag anything that needs reinforcing.

Hand over fresh keys

You receive a complete new set of keys, and we can cut spares on the spot for your property manager or agent.

Lock options after an eviction

Not every property needs the same solution. Depending on the door type and how secure you want the property to be, we typically fit:

  • Standard cylinder (Euro profile) locks — the most common apartment and villa door lock, quick to swap and re-key.
  • Mortice and deadbolt locks — heavier, more secure units suited to main villa doors and commercial premises.
  • Digital and smart locks — keypad or app-based locks that let you change the entry code instantly between tenants, removing the need to chase keys altogether. A practical upgrade if you re-let the unit often.
  • High-security anti-snap cylinders — recommended where the previous lock was old or where you want better protection against forced entry.

Why landlords and agents choose Dubai Repairs

Same-day, 24/7 response

Once the property is vacated and you have your documents, we can usually attend the same day so it’s never left unsecured.

Discreet and professional

We keep the visit quiet and respectful. No fuss, no drama — just a secured property and a clean handover.

One team for everything

Beyond locks, we also handle handyman, painting and repair work so you can turn the unit around for the next tenant in one go.

Many of our landlord clients book a lock change alongside a quick make-good of the property — a repaint, a deep clean, minor repairs — so the unit is ready to re-let immediately. If that’s useful, mention it when you call and we’ll quote both together. You can see the full list on our services page, and we cover the same locksmith work for ordinary lockouts and key issues too.

Common situations where we’re called

Eviction lock changes come up in a wide range of situations, and the right approach differs slightly for each. The most common cases we handle in Dubai include:

  • End-of-tenancy handover after a non-renewal. The contract wasn’t renewed, the tenant has moved out, and the landlord simply wants the locks freshened before the next occupant.
  • RDC-ordered eviction. The matter went through the Rental Disputes Centre, an order was issued, and the property has now been formally returned to the owner.
  • Tenant left owing rent. Where there’s been a dispute, landlords understandably want every key the former tenant held to stop working immediately.
  • Commercial unit recovery. Offices, shops and warehouses have more entry points and often need higher-grade locks, master-key systems, or access control.
  • Sub-let or unauthorised occupant. If extra keys were copied and circulated without permission, a full re-key restores control of who can enter.

Whatever the background, our role is the same and strictly practical: once the property is lawfully back in your hands, we make it secure quickly and cleanly.

How to prepare for the locksmith visit

A little preparation makes the appointment faster and the quote more accurate. Before we arrive, it helps to:

  • Confirm the unit is fully vacated and that you have lawful possession — we attend after the legal process is complete.
  • Count the doors that need attention (main entry, back door, balcony, storeroom, mailbox) so we can bring the right hardware.
  • Decide on the lock standard you want — a straightforward re-key, a like-for-like replacement, or an upgrade to high-security or digital locks.
  • Have access ready for building security or the lift if it’s an apartment, so there are no delays on arrival.

If you’re unsure about any of this, just describe the property when you call and we’ll guide you. Our aim is to leave you with a fully secured unit and a clean set of keys in a single visit, with no surprises on price.

Frequently asked questions

Why do I need a locksmith during the eviction process?

Once a tenant legally vacates, any keys they held are still a security risk. Changing or re-keying the locks immediately is the only reliable way to stop unauthorised re-entry. We also check every entry point — including balcony and storeroom doors — so the whole property is genuinely secure, not just the front door.

Is eviction in Dubai legal without going through the RDC?

No. A landlord must follow the legal framework set by the Rental Disputes Settlement Centre, including serving proper notice and, where needed, obtaining an eviction order. We only change locks after the eviction has been legally completed and the tenant has vacated, which keeps you protected from disputes.

How quickly can you attend after the property is vacated?

Eviction handovers are time-sensitive, so once you have your documentation and the unit is empty we can usually dispatch a locksmith the same day. Our team arrives fully equipped to change locks and re-secure entry points in a single visit.

Should I change the lock or just re-key it?

If the existing lock is good quality and undamaged, re-keying is faster and cheaper — we simply alter the cylinder so old keys no longer work. If the hardware is old, worn or low-security, a full replacement is the better long-term choice. We’ll advise honestly once we see the door.

Can you fit a digital lock so I never have to chase keys again?

Yes. For landlords who re-let frequently, a keypad or smart lock is ideal — you can change the access code yourself between tenants without ever needing a locksmith for handovers. We supply and fit a range of digital locks and show you how to manage the codes.

Do you only do the locks, or can you prepare the unit for re-letting too?

We can do both. Many landlords pair the lock change with a repaint, minor repairs and a clean-up so the property is ready for the next tenant straight away. Let us know when you book and we’ll quote the locksmith work and any make-good together.
