Wooden and MDF partitions: Custom-built wooden partitions allow design flexibility that standard systems don’t. MDF partitions are painted; solid wood partitions can be stained or oiled to show the natural grain.

Fabric-covered and acoustic partitions: Soft partitions with acoustic padding covered in fabric are used in open-plan offices and meeting areas where noise control is a priority. These don’t provide full acoustic separation but meaningfully reduce ambient noise between workstations.

Dubai’s apartment and villa market has specific partition requirements driven by how people use the spaces. Studio and one-bedroom apartments are frequently divided with partitions to create separate sleeping areas or to provide more privacy without a full renovation. For non-structural partitions within your own unit — which is what we build — building management approval is typically required but municipality approval is generally not needed. How long does it take to build a gypsum partition?

Can partitions be removed later if I move out?

Yes. Gypsum board partitions can be demolished and removed, and the walls and ceiling patched to restore the original appearance. This is a standard part of end-of-tenancy restoration work in Dubai. What’s the difference between a gypsum partition and a glass partition for an office?

Gypsum partitions provide full visual privacy and better acoustic separation. They look like permanent walls and are better for enclosed offices where privacy and confidentiality matter. Glass partitions maintain visual connection, bring daylight deeper into the building, and make spaces feel more open. They’re better where management wants an open, collaborative feel while still providing some acoustic separation and physical boundary. Many offices use a combination — a gypsum lower section with a glazed upper section, for example.

Can you build a partition that also acts as a bookshelf or storage unit?

Yes. This is one of our most popular custom requests. A partition that incorporates open shelving, closed cabinets, or both on one or both sides is a smart space-saving solution, particularly in apartments. We design and build these as custom units — the structural part of the partition is the frame, and the shelving is integrated into the design. These units look built-in and permanent while serving a dual function.
